An
ordinance to clarify the zoning treatment of manufactured (mobile) homes was
adopted in late December by the Las Vegas City Council. In keeping with revised
state law, city zoning regulations now treat manufactured homes the same as
other single-family detached dwellings as a permitted use in a
Mobile/Manufactured Homes (R-MH) zoning district. The front and rear setback
requirements were also adjusted to allow for the larger manufactured homes being
produced today. Until now, manufactured homes that qualified for treatment as single family detached dwellings were not allowed in the R-MH zone. The required front set back was reduced from 20 feet to 15 and the rear setback from 15 feet to 10 to create more buildable space on the residential lot.
Title 19, Chapter 4, Section 10, Table 2 of the Las Vegas City Code has been amended to reflect these changes.
These changes will provide greater flexibility and financing options for owners of manufactured homes.
